Kevin M. Zak

Principal

With his extensive experience in the design, management and construction of multi-million dollar retail and mixed-use projects, Kevin’s primary role is leading the client-based approach to continue advancing Dorsky + Yue International’s design for landmark retail and mixed-use developments.

Before rejoining the firm, Kevin was Director of Development for a full-service real estate development and management company. During his five-year tenure at with them, his development experience included the lifestyle center Legacy Village, and brownfield redevelopment power center, Steelyard Commons.

Kevin has worked on commercial projects nationally for more than 27 years. He has additional experience designing medical facilities, community centers, and university and school buildings, working at a number of prominent architectural firms in the Cleveland area.

Bruckner Commons The Bronx, New York
In the heart of The Bronx, this renovation property in progress consists of a two-story 108,000 sf mixed-use building with 40,000 sf of office above 68,000 sf retail, a 20,000 sf grocery anchor and a 4,000 sf out-parcel retail building situated at the intersection of White Plains Road and Bruckner Expressway.

The Shops at Nanuet Clarkstown, New York
Sitting on 61 acres of land, The Shops at Nanuet is an open-air Main Street re-development consisting of approximately 400,000 sf of new construction, including a new cinema, fitness center, market and two existing anchor’s, Macy’s and Sears.

Seasons of Tuxedo Winnipeg, Manitoba, Canada
A master plan for Fairweather Properties for a 220-acre site with 1.5 million sf of commercial space. Anchored by IKEA, the plan calls for specialty and big box retail, a 500-key hotel with water park and conference space, movie theatre, restaurants, residential and a significant amount of site ammenties such as ice skating.

Palm Beach Fashion Outlets West Palm Beach, Florida
The redevelopment of a dated enclosed mall into an open air 560,000 SF fashion outlet shopping mall.

Easton Town Center Columbus, Ohio

583,000 sf of mixed-use shopping on 54-acres, the new development is the foundation for Easton’s newest Gateway District. Whole Foods and large format retailers Field & Stream, Dick’s Sporting Goods and The Container Store among others, are positioned around a central main street-style district anchored by Saks Off-Fifth and REI, and including two levels of office-above-retail providing 40,000 sf of first class office space, and offering restaurants including Pies & Pints, Melt and J. Alexanders.

The Bridges Carmel, Indiana
The Bridges, a masterplanned mixed-use community for Gershman Brown Crowley, combines commercial , office and residential development including approximately 175,000 square feet of retail and restaurant uses, 510,000 square feet of offices and 300 units of low rise residential use.

Baku Lifestyle Business District Project Baku, Azerbaijan
Occupying a few city blocks only 7 km away from the Historical Center of Baku, the Baku Lifestyle Business District Project (BLBDP) is mixed-use project consisting of approximately 1.1 million sf of retail on the ground level with more than a half million sf of offices and 340 residential units above.  The eastern corner of the site is given to the residential development where approximately 15 private villas are to be located.  The southwest tip of the triangular-shaped site is occupied by a 300-room hotel.  Two levels of underground parking are under the entire site.

University Town Center Sarasota, Florida
This outdoor shopping experience for Benderson Development is situated on a 30-acre site near a master-planned community.  Combining small shops, major tenant anchors, and restaurants, its primary anchors, Kohl’s and The Fresh Market, occupy a large portion of the site.

The Plaza at Southpark Strongsville, Ohio
Sited on 54 acres, The Plaza at Southpark adds more than 300,000 sf of retail and restaurants to the heart of the Strongsville retail corridor.  Anchored by a 148,000 sf Costco, this upscale power center encourages pedestrian traffic with its natural landscape, generous masonry facades, and outdoor seating and gathering areas.

Florida Mall Orlando, Florida
With 1,709,000 sf, Florida Mall stands as one of the largest single-story malls in the United States.  The expansion and repositioning added approximately 140,000 sf of additional retail and restaurants accompanied by a new ceremonial porte cochere and entry plaza complete with a water feature and stage area.

Southpark Mall Strongsville, Ohio
A 1.3 million sf regional mall in southwest Cleveland, was expanded new port cochere entrances and the addition of 110,000 sf of enclosed and exterior retail.  Interior corridors were renovated along with the addition of a new food court, surrounding seating, and common areas all anchored by a 50,000 sf new theater.

Steelyard Commons Cleveland, Ohio
A multi-phased development that occupies 122 acres with over 1,000,000 sf of large format, junior anchored retail, and restaurants.  Phase one consists of over 600,000 sf of retail anchored by Target, Wal-Mart, and The Home Depot.  The development site was named and architecturally themed on what was an existing steelyard manufacturing site, incorporating existing structures into the overall site design and environmental graphics with the use of steel grid work as an overlay or as an iconographic structure.

First & Main Hudson, Ohio
A unique mixed-use development drawing from the charming character of this historic city, founded as a traditional New England village. The 11-acre expansion of the existing downtown is organized around new public spaces that extend a historic town square with 120,000 sf of retail shops and offices, as well as new residential.

Legacy Village Cleveland, Ohio
Northeast Ohio’s first lifestyle center expresses the unique synergy found in mixed-use environments by creating a distinct ambiance for shopping, dining, entertaining, and working. Developed by First Interstate Properties, the 613,000 sf upscale lifestyle center is built around a framework of city blocks – all in a multi-level Main Street configuration with landscape plazas, mini parks, and other streetscape amenties.

Howell Commons Howell, New York
The 270,000 sf power center for Benderson Development is located on a 35-acre site near the Jersey Shore.  The center consists of 160,000 sf of junior anchors and small shops, anchored by an 88,000 sf Kohl’s.

Miromar Factory Outlets Fort Myers, Florida
A 600,000 sf upscale open-air, off-price center featuring Mediterranean styling. The development is organized around piazzas and intimate courtyards with European-styled fountain features.

Winter Park Village Winter Park, Florida
This new mainstreet entertainment center replaced a 33 year old vacant mall.  The mixed-use community includes retail shops, offices, restaurants, a book store, foodstore, multiplex cinema, and residential space, forming a vibrant new environment within the city of Winter Park.
