Moderno, 75Invest plan Live Local tower in Fort Lauderdale
Moderno Development Group and 75Invest Group filed plans for a Live Local Act mixed-income project in Fort Lauderdale.
The developers submitted their application for 500 Art Lofts, a 27-story, 290-unit rental building planned for the site at 501 Southwest Second Avenue, south of the New River, said Doron Broman, founder of Miami-based Moderno. Seventy-one units will be set aside for workforce housing.
Nearly 300 apartments planned for 27-story tower in Fort Lauderdale
Moderno Development Group and 75Invest Group have proposed a 27-story apartment tower about a block south of the New River in Fort Lauderdale.
The 500 Art Lofts project would capitalize on incentives from Florida’s Live Local Act and the city’s Geller Incentive program by including some workforce housing in the project.
Tanger Outlets Nashville opens in Antioch with weekend celebration
Tanger Outlets Nashville is a new outlet shopping centre being built by Tanger Factory Outlet Centers (Tanger), a real estate investment company based in the US, with an estimated investment of $145m.
Located in Nashville, Tennessee, the new shopping centre is expected to open in the fall of 2023. It is Tanger’s third outlet in Tennessee, joining others in Sevierville and Memphis in the state. It will also be the 37th shopping centre in the developer’s portfolio.
The new shopping centre will bring a best-in-class outlet shopping centre and add a new dimension to the retail mix of the city. It will feature a collection of major retail and brand partners while also serving as a location to gather for both locals and visitors in the greater Nashville area.

Once complete, Tanger Nashville will have the most large-scale murals of any commercial property in the Nashville area and more murals than nearly any other retail property nationwide.

Mill Creek Residential broke ground on its second phase of the Cornerstone mixed-use project in Coral Springs after receiving an $82.3 million construction loan.
Fifth Third Bank provided the mortgage to MCREF MFR 1 Coral Springs II LLC, an affiliate of Boca Raton-based Mill Creek Residential. It covers the 2.91-acre site at 3310 University Drive. The developer filed notice with the county that it started work on the project, which it will build with its in-house general contractor. The second phase of Modera Coral Springs will feature 353 apartments, 32,280 square feet of retail and restaurant space and 721 parking spaces. The apartment complex would feature a clubhouse, a pool, a gym and a sky terrace on the top floor. The developer purchased the land for $13 million in July.
Mill Creek Residential buys site to expand Coral Springs mixed-use development
An affiliate of Mill Creek Residential paid $13 million for a multifamily development site in Coral Springs, as part of the Cornerstone mixed-use development.
Coral Sample LLC, managed by Rod Sheldon of Boca Raton-based Predesco in partnership with Clifton, New Jersey-based Arctrust Investment Manager, sold the 2.91-acre site at 3310 University Drive to MCREF MFR 1 Coral Springs II LLC, part of Boca Raton-based Mill Creek Residential. The price equated to $102 per square foot for the land.
This site is slated for 361 apartments in eight stories, plus 24,200 square feet of ground-floor retail and restaurant space. There would be 768 parking spaces, including 285 public spaces for patrons of the commercial space. The apartment complex would feature a clubhouse, a pool, a gym and a sky terrace on the top floor.

Mill Creek Residential wants to redevelop an industrial site in Hollywood into apartments.
The city’s Technical Advisory Committee will consider plans for the 3.08-acre site at 400 S. Dixie Highway, 2200 Jackson St., and 2110 to 2119 Anton Terrace on May 22. It currently has two industrial buildings and two houses. They would be demolished to make way for the Modera Hollywood apartments.
